The Vision & The Challenge

The objective was to deliver a world-class mixed-use district that aligned with high-level national transformation goals. The primary challenge was balancing an ambitious, high-end architectural masterplan with the strict commercial realities required to meet Board-approved Internal Rate of Return (IRR) targets. The project required rigorous financial structuring without compromising the core design integrity.

Strategic Structuring & Joint Ventures

Led the structuring of targeted Joint Ventures (JVs) with key institutional partners to execute this development phase. This involved drafting and negotiating comprehensive development agreements that distributed risk while ensuring all stakeholders were aligned on major financial milestones. By optimizing the capital stack and phasing the development strategy, necessary funding was secured while safeguarding the project's baseline profitability.

Design Governance & Execution

A major risk in large-scale developments is the disconnect between the design studio and the investment board. To mitigate this, a strict design governance framework was implemented. This ensured that every architectural iteration remained fully compliant with the commercial mandate. Led the value-engineering process, identifying specific areas where design efficiency could be improved to protect the IRR without sacrificing the asset's premium market positioning.
