By optimizing the capital stack and phasing the development strategy, necessary funding was secured while safeguarding the project's baseline profitability.

Design Governance & Execution

A major risk in large-scale developments is the disconnect between the design studio and the investment board. To mitigate this, a strict design governance framework was implemented. This ensured that every architectural iteration remained fully compliant with the commercial mandate. Led the value-engineering process, identifying specific areas where design efficiency could be improved to protect the IRR without sacrificing the asset's premium market positioning.
